What does DSCR actually mean and how is it calculated?
DSCR stands for Debt Service Coverage Ratio. It's calculated by dividing the property's monthly gross rental income by the total monthly mortgage payment (principal, interest, taxes, insurance, and HOA if applicable). A DSCR of 1.0 means rent exactly covers the payment. Most lenders want 1.0 or higher, though some programs allow lower with a stronger down payment or credit score.
Do I really not need to show my personal income or tax returns?
Correct. For DSCR loans, the lender qualifies the property — not you personally. They'll look at a current lease agreement or a market rent analysis (we can help with this) rather than your W-2s, pay stubs, or tax returns. This makes DSCR loans particularly powerful for self-employed investors, business owners, and anyone with complex tax situations.
Can I close in an LLC?
Yes! Unlike most conventional loans, DSCR loans allow you to purchase or refinance in the name of an LLC or corporation. This is a major advantage for investors who want liability protection and cleaner accounting for their rental portfolio.
What credit score do I need?

How much do I need to put down?

Can I use projected Airbnb or short-term rental income to qualify?
Yes. Many of our DSCR lenders accept short-term rental income projections using market data from platforms like AirDNA. You don't need an existing lease — the lender uses a market rent analysis to determine what the property could earn as a short-term rental.
How fast can you close?
